If lines m and n in the figure are parallel, what is y?

In manhattan prep 5th edition(Red book), Geometry guide, Page no 97 and 98 contains a question regarding the value of y?

My doubt is, Cant y=48+92= 140 degrees?

Here y is exterior angle. So as per the rule an exterior angle equals sum of two non adjacent interior angles. So y=48+92=140. But here 140 is not the answer. 48 degrees is the answer.

I am really confused regarding the exterior angle rule?

Can anyone clear my doubt?
